Nicholas Racioppi, Jr., Chair of the Firm's Real Estate Practice, was quoted in a Patch.com article covering client Liquid Church's application to repurpose an existing office building at 430 Route 22 East in Bridgewater, NJ into an additional church campus.
Nick explained the scope of the project: "We are simply proposing to repurpose an existing office building to a house of worship." He added, "Nothing is changing to the building. And no new construction is proposed other than a stair tower with about a footprint of about 185 square feet and some interior modifications."
Nick also said that the application seeks preliminary and final site plan approval, a conditional use variance, and bulk variances.
The application was heard before the Bridgewater Zoning Board of Adjustment on June 23, 2026, with testimony addressing Liquid Church's operations, current footprint, and intended use of the site. The Church's Lead Pastor, Tim Lucas, testified about Liquid Church's background and operations. He explained that the non-denominational Christian church was founded in 2007 and is headquartered at its main campus in Parsippany, NJ. According to Pastor Tim, the congregation currently has 350 attendees meeting at Somerville High School, and that group is expected to relocate to the Bridgewater site if the application is approved.
